Project Manager

ROLE:

This individual will work to deliver projects from mobilisation right through to commissioning and handover. This person will form part of a dynamic delivery team carrying out projects across Munster.

The individual will need to demonstrate their abilities in running projects, managing programmes and delivering projects within cost and quality parameters. The candidate must be competent in Health & Safety, programming, managing subcontractors, liaising with clients and directing labour accordingly. The right candidate will be willing to improve processes and initiatives in line with the company’s continued innovation and growth.

Duties will involve but not limited to the following:
  • Ensure projects are properly planned and programmed including staffing and budgets, prior to site commencement.  Ensure all pre-start meeting minutes are recorded.

  • Site set-up including all health and safety paperwork, signage and hoarding in conjunction with the site foreman.

  • Ensure production and implementation of project plans, including but not limited to, site specific H&S plans and QA/QC test plans (ITP’s).

  • Selection and management of sub-contractors in conjunction with Construction Director, Commercial Director & Senior PM.

  • Management of Site Inductions, Tool Box Talks, Sign-In Register and all other paperwork necessary

  • Identification of materials required and selection of suppliers and placing orders in conjunction with the Commercial Dept and Purchasing Dept.

  • Implementation of Health and Safety procedures and work with the company Health & Safety representative to ensure legislative compliance.

  • Constantly monitor direct labour and sub-contractor performance and implement actions when necessary to improve performance.

  • Staff Management

  • Identification and recruitment of site staff in accordance with HR procedures

  • Management of site personnel and monitor staff performance and implement actions when necessary to improve performance.

  • Identify staff training requirements and implement in conjunction with company procedures.

  • Schedule the project using appropriate planning software.

  • Aid in designing the construction programme in conjunction with the Senior PM at the project outset.

  • Develop 4 week lookahead in line with the construction programme and implement on site.

  • Record progress and manage design changes/delays on site ensuring our project QS is notified daily of any delays and cost implication associated with same.

  • Extract information from drawings & specification.

  • Ensure Technical Submissions are produced and managed with the relevant team members.

  • Issue works packages to subcontractors in conjunction with the Senior PM..

  • Ensure BCAR and handover file is managed among the team from the start of the project to handover. Delegate the responsibilities and manage throughout.

  • Manage our quality on site and carry out inspections and issue sign-offs.

  • Co-ordinate deliveries for the project with the Purchasing Dept.

  • Ensure reporting system to Company Directors maintained.

  • Ensure site is kept clean and tidy at all times.

  • Liaise with clients, clients’ representatives & project stakeholders.

  • You will be the POC for all communications with all public housing bodies, government utilities and local council authorities.

  • You will be the POC for all stakeholders, internally and externally as well as relevant statutory bodies. 

  • Liaise with internal departments.

  • Assist with the maintaining Company Plant Register in conjunction with Head Office.

  • Attend and contribute to company Operations meetings as required.

  • Attend and contribute to company Health and Safety Meetings as required.

  • Attend meetings and contribute to company Strategy and Policymaking as required.

  • Maintain good Time Management.

  • Develop personal skills and capability through on-going training, as provided by the company or elsewhere subject to Company approval.

  • Assist in the development and ongoing updating of sub-contractors / suppliers register in conjunction with Purchasing Dept.

  • Occasionally, you will have to assist in the preparation and submission of tenders and assisting the estimating department/ Pre-Construction team with programmes and construction methodologies.

REQUIREMENTS
  • Degree / Higher Diploma qualification in Construction Management or Engineering or trade qualification.
  • 3+ years  site / project management experience.
  • A strong motivational attitude and a desire to succeed and to help us to further grow.
  • Excellent verbal, written and computer skills.
  • Working knowledge of latest building regulation and certification standards
  • Excellent people, client management and negotiation skills
